Bluerock Homes Trust has finalized a deal to expand its portfolio with a new set of stabilized retail assets. The company’s operating partnership, Bluerock Homes Operating Partnership, closed on an agreement with a subsidiary of The Necessity Retail REIT, adding essential retail properties to its national footprint.



The transaction was structured with a mix of cash and newly issued partnership units. Those units can convert into Class A common stock down the line, giving the seller a continued interest in how the assets perform. This approach gives Bluerock the flexibility to grow its portfolio without overextending its balance sheet.



These newly acquired properties are anchored by long-term leases with nationally recognized tenants. That means steady income—and cash flow that can support long-term planning. Bluerock expects the assets to contribute to its funds from operations right away, reinforcing the company’s broader strategy: invest in stable, income-generating real estate that can hold its value and drive results.

The portfolio itself is designed around consistency. Most of the assets fall under the essential retail category—think grocery-anchored shopping centers and single-tenant net lease locations. These types of properties have proven their ability to hold up even when market conditions shift.
