Hines Global Sets $9.81 NAV

The firm’s diversified portfolio now spans 48 properties with a 96% occupancy rate and 32% leverage.

NAV Set at $9.81 Across All Share Classes


Hines Global Income Trust has set the NAV at $9.81 per share across all share classes as of May 31, 2025. That figure will drive July’s transaction pricing—covering both distribution reinvestments and share redemptions. If you’re enrolled in the distribution reinvestment plan, that’s the price at which your June distributions will be reinvested on July 1. If you’re redeeming shares through the share redemption program, the same figure applies as of June 30—unless the shares have been held for less than a year, in which case they’ll be redeemed at a 5% discount, unless that discount has been waived under the program’s terms.



The NAV itself reflects the total value of the company’s real estate assets, other holdings, and outstanding liabilities. Hines Global’s board, through an independent valuation committee, oversees this process. Their advisor prepares the initial valuations, which are then reviewed by Altus Group U.S., an independent third-party valuation firm. Based on that review, Hines Global’s May-end NAV came in at $2.74 billion, with 278.9 million shares outstanding.



Portfolio Composition and Recent Acquisitions


The company’s portfolio includes 48 real estate properties across several sectors—office, industrial, residential, and retail—totaling 23 million square feet. That figure includes three properties acquired in May: Georgia International Trade Center, Upton Crossing, and I-85 Logistics Center. Across the portfolio, occupancy sits at 96%, and leverage stands at 32%.

Valuation Methodology and Sensitivities


The valuation process relies on a mix of property-level assumptions: exit cap rates, discount rates, and estimated holding periods. For example, the weighted-average discount rate across the portfolio is 7.32%, and the average hold period is just under 10 years. Changes in those assumptions can move the NAV—something the firm quantifies using sensitivity ranges. That level of transparency gives investors a better sense of how the NAV responds to market conditions.



June Distributions


Alongside the NAV update, Hines Global’s board has authorized distributions for June 2025. Gross distributions are set at $0.052 per share across all share classes. The net amount varies depending on which class you own, due to distribution and stockholder servicing fees:




  • Class I, AX, and JX: Net distribution = $0.052 (no servicing fee)

  • Class D: Net distribution = $0.050

  • Class S: Net distribution = $0.045

  • Class T: Net distribution = $0.044



These distributions will be paid on July 1 to shareholders of record as of the last business day of June. If you're enrolled in the distribution reinvestment plan, the payment will be used to purchase additional shares at the same $9.81 transaction price. If you’ve opted for cash, the distribution will be sent directly. Some portion of these distributions may be funded from sources other than operating cash flow.
