Inland Completes Sale of Brantley Pines, Achieves 6.45% IRR
Inland Private Capital Corporation sold Brantley Pines in Fort Myers, Florida, achieving a 6.45% IRR and an equity multiple of 1.37x for investors.

Inland Private Capital Corporation has successfully sold Brantley Pines, a 296-unit multifamily property in Fort Myers, Florida, on behalf of Fort Myers Multifamily DST. This transaction resulted in a 6.45% internal rate of return (IRR) and an equity multiple of 1.37x for investors, based on the original capital invested.
Accredited investors raised $23.3 million for Brantley Pines between January and September 2019. Located at 1801 Brantley Road, the property features amenities including a fitness center, resort-style pool, sports courts, a dog park, and a picnic area with grills. At the time of the sale, the property was 92% occupied.
Keith Lampi, president and CEO of Inland Real Estate Investment Corporation, stated, " While rising interest rates have stymied transaction volume throughout the broader commercial real estate market, investor demand remains strong for multifamily properties in many markets.”
This transaction provided liquidity to investors and the option for a tax-deferred exchange. Inland Private Capital has completed similar successful transactions, such as the sale of an Illinois retail property for Downers Grove Retail DST, achieving an equity multiple of 1.75x, and the sale of Colorado Springs Multifamily DST, resulting in an equity multiple of 1.4x.
