Moody National REIT II Initiates Dual Hotel Asset Sales Totaling $62 Million
Moody National REIT II is taking steps to streamline its portfolio. On September 15, 2025, the company entered into agreements to sell two hotel properties—Hyatt Place Germantown in Tennessee and Springhill Suites Seattle—for a combined $62 million.
The Germantown property is slated for sale at $11 million to United International Group, LLC. This deal covers all of Moody’s rights and interests in the hotel located at 9161 Winchester Road. Closing is expected within thirty days after October 15, provided all conditions are met. That timeline can be extended if both sides agree.
In a separate transaction, Moody has agreed to sell the Springhill Suites Seattle to Legacy DTS, LLC for $51 million. The property sits at 1800 Yale Avenue in Seattle. This deal includes similar terms and is scheduled to close on or before December 2.
Neither transaction is dependent on the other. Each will move forward—or not—based on its own set of closing requirements.
These sales come at a time when real estate investment strategies continue to evolve. While the company didn’t outline its broader plans in the filing, moves like these often signal a shift in focus—whether it’s capital recycling, risk management, or a sharper concentration on core assets.
