Nuveen Global Cities REIT Declares October Distributions

The declared payouts vary slightly by share class, reflecting differences in advisory and servicing fees.

Monthly distributions land across all share classes



Nuveen Global Cities REIT is sending out its latest monthly distributions, with shareholders receiving payments based on their class of common stock. The gross distribution for each share class clocks in at just over six cents per share, but what investors actually take home depends on the structure of fees tied to their holdings.



Let’s break it down. Class T and Class S shares both start with the same gross payout—around $0.0644 per share. After deducting advisory and servicing fees:




  • Class T investors receive a net distribution of about $0.0451

  • Class S investors receive a slightly higher net of $0.0453



Class D offers a cleaner structure: lower servicing costs mean shareholders end up with $0.0507 per share.

Things look even better for Class I and Class N shareholders. Since these classes don’t carry stockholder servicing fees, they retain more of the gross distribution:




  • Class I holders will see approximately $0.0532 per share

  • Class N leads the pack with a net of $0.0583 , thanks in part to a lower advisory fee



The record date for all share classes was September 29, 2025, and distributions will hit accounts—or be reinvested automatically—on or around October 22, 2025. Shareholders enrolled in the distribution reinvestment plan will receive additional stock rather than cash.



This payout structure reflects Nuveen’s tiered approach to investor classes. Each level carries a different mix of fees, which directly impacts the cash flow received. Whether it’s Class N’s leaner cost structure or Class T’s more service-heavy model, the variation allows investors to choose an option aligned with their needs.
