Clear distribution schedule, aligned by share class
Nuveen Global Cities REIT has set its January 2026 distribution, giving investors a clear look at what they can expect across different share classes. The company will pay monthly dividends on or around January 22, with all classes starting from the same gross amount per share: $0.06458722.
What sets each class apart is the structure of fees. Advisory and stockholder servicing fees vary, and those differences directly impact the net amount each investor receives. For Class T and Class S shareholders, both advisory and servicing fees apply, resulting in net payouts of:
- Class T:$0.04494688 per share
- Class S:$0.04519381 per share
Class D comes in higher at $0.05070282, thanks to a smaller servicing fee.
Higher net payouts for Class I and N shares
Class I and Class N shares carry no servicing fees. That allows them to deliver higher net distributions— $0.05316150 for Class I and $0.05838784 for Class N. Each class reflects a different balance of fees and returns, giving investors a clearer view of how structure affects outcome.
All distributions go to shareholders of record as of December 30, 2025. For those enrolled in the company’s distribution reinvestment plan, the payout will be reinvested automatically. Everyone else will receive the amount in cash.
